the Excelsior Hotel is tucked away in the heart of Surry Hills, one of the coolest suburbs in Sydney. this pub has live music, great food and boutique accommodation that goes by the name of Happy Chappys.
The pub and accommodation are run by two brothers, so the place instantly has a really great feel about it – you’ll often see them pulling beers behind the bar, chatting to patrons or running food. We reckon they are probably two of the most aussie guys you’ll ever meet in Oz so it’s worth dropping by there for a schooner of beer just to meet them.
The boys are really helpful, if your looking for a good night out, a great place to stay, some advice about whats doing in the area, they will go out of their way to help you.
they really are what makes the Excelsior so great.

when you first arrive in Sydney it’s going to be pretty daunting right, exciting, for sure, but daunting at the same time; big city, new people, new adventure –so for one less stress get your bed sorted for your arrival. Wake Up! is a super popular hostel, so get online and start booking as early as you can.
this hostel rocks! it has everything and we mean everything you could possibly want to make your beginning weeks in Sydney awesome;

apartments, flats, rooms, cupboards, bedrooms, kitchens and lounge rooms don’t come furnished in Sydney. it’s just not the way down under. not sure why. but it’s not uncommon that you’ll find yourselves having to beg, borrow and steal if you want to fit your apartment or room out. basically it’s a pain in the behind.

The best way to have a great property is to look at a few examples until you find what you like……ask plenty of questions and be sure to secure your desired property with a deposit as soon as you decide you like it to avoid disappointment.
Tenants and Landlords have to work together so make sure you like the look and feel of the property AND the landlord/letting agent.
Contract
A contract or rental agreement is essential for anyone who wants a smooth tenancy. It outlines the basic rights and responsibilities of the tenants and landlords in regards to inspections, repairs, rent payments, lease term, notice to vacate and behaviour. It reduces the chance of a dispute between the tenant and landlord and promotes peaceful enjoyment of the rental property.
If you move in to a residential apartment or house you are required to sign a Residential Tenancy Agreement. This is a standard document that applies to all residential tenants in NSW.
If you move in to a guest house then you should be signing a licence agreement or a lodger agreement. This agreement should have a basic set of house rules and regulations to ensure a smooth stay in a shared accommodation environment.
If a landlord does not agree to provide a rental agreement there is a good chance they are not playing by the rules.
Rent Receipts
A very important document to avoid any financial disagreements between tenants and landlords. Every time any you pay any money you need to have some proof of payment. This applies to both your initial deposit and any rent paid after then.
If a landlord is not willing to provide a rental receipt there is a good change they are not playing by the rules.
Bonds / Security Deposit
A rental bond provides security for the landlord over the property. It covers rent and damage to property. If you a renting a residential property your bond should be lodged at the Rental Bond Board which is a government department that holds the bond until you vacate the premises.
If a landlord does not have any security over the property what is he/she going to do if there is a dispute?
Pay a bond – it protects the landlord AND the tenant.
Condition Report
A condition report should be completed by the tenant and the landlord within the first 5 days of the rental agreement. It outlines any pre-existing damages or areas in the property that require attention. It is a great document to avoid disputes over damages when it comes time to get your bond refund.
